I am talking, of course, about facility management, which is the polite term for "the thing eating your day that you didn't notice was eating your day." Here is how it usually goes. You are deep in something important — a budget, a client call, a genuine business thought — and someone pokes their head in to inform you that the trash did not get picked up, again, and also the supply closet has achieved a paper-towel situation that can only be described as "post-apocalyptic." Congratulations. You are now a janitorial consultant. Nobody pays you for this. Nobody thanks you for this. You just do it, then go back to pretending you were doing your actual job the whole time.



The Invisible Hours (I Am Not Making This Up)

Most business owners believe the cost of in-house cleaning is the price of the mop plus whatever they're paying whoever holds it. This is adorable. The real cost is what I call the Invisible Hours, a phrase I just invented but which is now, as far as you're concerned, an established economic principle.


The Invisible Hours include:

  1. Inventory Procurement. Somebody has to notice the soap is gone. That somebody is currently you, standing at an empty dispenser, having a small but real crisis.
  2. Problem-Solving. A pipe leaks. A vendor no-shows. You, a person with an MBA or twenty years of hard-won business experience, are now Googling "how to unclog."
  3. Communication Gaps. You are the human switchboard connecting four different cleaning-adjacent vendors who do not talk to each other and, frankly, may not like each other.


Add it up and you get a business owner who is, by conservative estimate, running a small unpaid janitorial-logistics company on the side. It has no name, no revenue, and no exit strategy. You are the CEO of Nothing You Wanted.





The Service Gap: Clean on Monday, a Crime Scene by Friday


There is a particular flavor of office despair I call the Service Gap, which is the difference between a facility "task" — someone wiped a counter once — and a facility "system," which is the difference between your office looking professional and your office looking like it lost a fight.


You know the Service Gap. It's when the lobby is immaculate Monday morning and by Friday afternoon it looks like a raccoon held a business meeting in it. And here's the part I'm not going to make a joke about, because it's true and it matters: inconsistency isn't just annoying, it's expensive. Every time you or your team has to stop and fix a maintenance problem, that's attention pulled straight off the things that actually grow your business — sales calls, client relationships, decisions only you can make. A distracted leadership team is a slower business. That's not a punchline. That's just math.

A patient walks into a waiting area with wiped-down seating, organized magazines, and floors you could perform minor surgery on. Reaction: mild, unconscious relief. Blood pressure cuff hasn't even come out yet and they're already 12 percent calmer. Beat two. A patient walks into a waiting area with a coffee ring on the end table that has achieved permanent geological status. Reaction: quiet panic. If they can't keep the lobby clean, the patient reasons, what ELSE aren't they keeping clean? Is that a used cotton swab or a very small, very disturbing sculpture? Beat three — and this is where it gets unhinged — the patient now assumes your surgical instruments are sterilized using the same standards as your carpet, which is to say, vibes only. This is not fair to you. It is also, according to actual human behavior, exactly what happens in the brain of every person clutching a clipboard in your lobby.
